We’ve gone through document filings, developer track records, unit matrices, location realities, and amenity claims for both Horizon Floors (Sector 63A, GCER) and EON7 @ Emaar Emerald Hills (Sector 62, Golf Course Extension Road) and presenting what actually matters when you’re committing ₹2.8–3.5 crore.

THE 30-SECOND SUMMARY Horizon Floors is the higher-upside, higher-risk bet. EON7 is the safer, lifestyle-ready choice with Emaar’s township as its backbone. Neither is objectively superior it depends entirely on whether you’re optimising for appreciation potential or for day-one livability.

Who’s Building These?

Guliani Group is founded by Harshil Singh Guliani and has an active portfolio across Sector 93, Sector 63A, Sohna Road, Dwarka Expressway and Sonipat. The group positions itself as a design-driven, community-first builder with 15+ years of presence in Delhi-NCR. Their Horizon Floors product in Sector 63A is one of their flagship low-rise projects on the Golf Course Extension Road corridor.

EON7 Developers is constructing 50+ luxury builder floors inside Emaar Emerald Hills Phase II (R1 Block) one of Gurugram’s most prestigious township addresses, continuously occupied since 2003. Architecture is by Sumit Dhawan of City Space 82, a well-regarded name in premium residential design. The project’s immediate neighbourhood includes Trump Towers, M3M Golf Estate and DLF Arbour.

The honest framing: Guliani Group is building its reputation. EON7 is borrowing an existing one- Emaar’s. In a market where the address matters as much as the apartment, this distinction has real resale implications.

WHAT THIS MEANS PRACTICALLY In a stable market phase (2026–2028 could be one), projects inside established Emaar townships retain buyers more reliably than standalone developments. EON7’s Emaar address acts as a cushion on your capital. Horizon’s appreciation story depends more heavily on the GCER corridor continuing to attract infrastructure- which, to be fair, the data strongly suggests it will.

RERA & Chain of Documents

This is where most buyers go completely blind. The brochure shows you a RERA number or tells you it’s ‘coming soon.’ What you need to know is what’s actually filed, what the developer entity is, and — crucially what’s still missing.

WHAT’S NORMAL VS WHAT TO WATCH Missing OC, CC, and Fire NOC is completely normal for under-construction projects. Independently verify: (1) Horizon Floors RERA status — it was listed as ‘under process’ as of September 2025. (2) Confirm APF status with your specific bank before proceeding. (3) EON7’s developer entity is EON7 Developers not Emaar directly. Your sale agreement is with EON7, not with Emaar. Understand this distinction before signing.

THE HONEST UNIT TAKE Horizon Floors offers slightly more carpet area at a marginally lower price per sq ft — good value on paper. EON7’s Club Beryl membership is a genuine lifestyle add-on with real monetary value embedded in the price. Ask for the exact carpet area (not super built-up) and compare price-per-sq-ft on that basis alone the marketing numbers may look very different from the usable space.

  • Tier 3: Building-level access card entry to individual floor lobbies.
  • Tier 4: Intercom and visitor verification directly from apartment.
  • Tier 5: Lift access control — operational status varies; confirm on site visit.
WHAT TO ASK ON SITE VISIT For Horizon: Is the private lift RFID/card-controlled or open access? Who manages security post-possession the developer or a contracted agency? For EON7: Is the lift access control operational now or only post-possession? Is the township security operations room staffed 24×7 or only 8–10 hours? These questions reveal more than any tier count.

Connectivity: What Actually Matters

EON7 in Sector 62, Golf Course Extension Road sits inside Emaar Emerald Hills-a mature, fully serviced township with Worldmark, M3M IFC, AIPL Joy Central and M3M 65th Avenue within minutes. Schools including St. Xaviers, DPS International and Scottish International are in the immediate surrounding. Medanta, Artemis, Fortis and CK Birla hospitals are all within reach. The ecosystem is genuinely mature.

Horizon Floors in Sector 63A, GCER has excellent arterial connectivity including Golf Course Road, Golf Course Extension Road, Sohna Road and NH-48 are all accessible. The upcoming metro line on GCER will significantly unlock the corridor. However, the immediate micro-market ecosystem is still developing. This is excellent connectivity for car-dependent households which, to be honest, describes most luxury buyers in this price range.

THE CONNECTIVITY VERDICT If you or your family will live here in 2027- school runs, hospital visits, office commutes, weekend errands EON7’s Sector 62 ecosystem, is likely to make daily life significantly easier from day one. Horizon’s GCER location is the better infrastructure story for the next decade but you might feel the ecosystem gap in the first few years.

Things To Question

1. EON7 Is Not Emaar- Read Your Sale Agreement Carefully

EON7 Developers is building inside Emaar Emerald Hills, but your sale agreement is with EON7 Developers Pvt Ltd not with Emaar. Emaar’s brand provides the neighbourhood quality and township infrastructure. It does not guarantee EON7’s delivery timelines or provide recourse under Emaar’s corporate umbrella. Understand exactly who your counterparty is before signing.

2. Maintenance Costs Post-Possession

At 1,400–1,620 sq ft per floor unit, maintenance at either project may not be trivial. Neither project has finalised maintenance agreements. Ask for a projected monthly estimate before signing.

3. Density & Open Space: The GCER vs Township Trade-off

Horizon Floors’ enclave design means fewer immediate neighbours and more open frontage-a genuine lifestyle benefit if calm and space matter to you. EON7’s mature township micro-market on Sector 62 means better services but heavier traffic on surrounding roads and a denser built environment. If you value quiet over convenience, Horizon’s location actually wins on lived experience.

The Bottom Line This decision comes down to a single question: are you buying this to live in it from day one, or to hold it and sell in 5–7 years?   IF YOU’RE BUYING TO HOLD / INVEST: Horizon Floors gives you a larger unit at a better price per sq ft, in a corridor (GCER/Sector 63A) where the next decade of infrastructure growth is pointed.   IF YOU’RE BUYING TO LIVE IN IT BY 2027: EON7 @ Emaar Emerald Hills gives you a better immediate ecosystem — mature township, Club Beryl access, established schools and hospitals, premium neighbours.
